Daytona Beach is commonly known as “the spot” for spring breakers. What many people don’t realize is that it is a good place for real estate investors as well. Located on the eastern coast of Florida, Daytona Beach has recently become a profitable market, as the average home price is approximately $212,000, and has grown over 25% since last year. This growth is expected to continue for at least the next 12 months.

One of the things that sets Daytona Beach apart from cities typically popular for real estate investing is the fact that it does not have the statistics for hurricane hits as many other cities, such as Miami and Key West. This is a tremendous benefit. If a rental property happens to get hit by a hurricane, the cost of repairing the property could greatly offset any profits that would have been made during that time. If a property is badly damaged, it will most likely need to be completely rebuilt, which is a huge expense, especially when you consider what the cost of labor will skyrocket to, since there will be ocnsiderable demand. For this reason, Daytona Beach is perfect for investors.

This just in: Washington and Bloomberg Report Home Sales Up 6.7%

JUST OUT – Tuesday June 3 on fast Money CNBC from Washington….pending home sales increase 6.7% in April month-to-month. That is the 3rd straight month of rises in the pending homes sales index. Buyers are responding to favorable market conditions such as: 1) Increased affordability, 2) The first time home buyer tax credit and 3) Low, low mortgage rates.
This is backed up by Bloomberg’s News Article dated May 27 which stated the following:
Home resales in the US rose for the second time in 3 months in April as foreclosure auctions and cheaper prices spurred bargain hunters, supporting the case for an end to the industry’s slump this year. “The housing market is beginning to stabilize,” Fed Chairman Ben S Bernanke said in congressional testimony on May 5. “We continue to expect economic activity to bottom out, then turn up later this year.”

Locally, a pick up in sales has helped trim the glut of unsold homes, with the most desirable homes being the first to sell. This decrease in inventory leaves the buyers who are waiting for “the bottom” (who knows when that will be, but it’s close) finding that the less-than-desirable properties remain. Compound that with the risk of mortgage rates increasing and you have even more reason to BUY NOW. For first time homebuyers, the $8,000 tax credit applies to purchases completed before Dec 1, 2009. Short sales (a large part of our current market) can take 90 to 120 days or more to close, so first time homebuyers need to BUY NOW. Multiple bids are now common on foreclosure sales and even short sales, so you may have to make several offers before getting a contract, so BUY NOW to get the best deal on a great home!
New Tampa currently has 548 active listings, with 394 sales from Jan-May. At this rate there is only a 7 month supply of inventory!

Daytona Beach Florida Vacation?

You have decided to travel to Florida for your vacation. The only issue is which of the many beaches to choose from? There is an array of excellent beaches to visit in Florida that offer everything you could ask for, however after all the beaches we have traveled to, there are a few that we think are the best.

You’ll enjoy Pier 60 and the gorgeous sunsets, a nice mix of art, history, and nightlife. Plus, if you are a boater, fisherman, swimmer, or outdoor type, then Clearwater offers a lot to do. Located on the Gulf Coast near Tampa and St. Pete’s.

** On the Panhandle our choice is Destin Florida: Many will say Panama City Beach, which is a fun spot to go, especially on spring break, but if you want golfing, family fun, and beautiful beaches, Destin is your vacation destination. Located on the Emerald Coast, the white sand is a perfect playground for children and adults. The various condos and homes offer extraordinary accommodations. Not to mention the golf courses are world class. Such a great vacation that many people buy second homes in Destin.
